Partnering for Success

SUMMARY:

For me, each project is an opportunity to help a group become a team whose members not only feel accountable for their own part but also for the overall success of the project. My personal goal is to provide the tools and experiences to enable the project leadership team to promote partnering through out the project, resolve issues quickly, insure people are clear about roles and communicate effectively.

Whether a project is Design-Build, Design-Bid-Build or CM at Risk there 3 broad areas that influence success.

  • Performance (i.e. safety, environmental, quality, etc.)
  • Processes (i.e. change orders, utility relocation, permitting, etc.)
  • People (communication, teamwork, issue resolution, trust, etc.)

Partnering for Success is a formal system for addressing these three areas throughout the life of a project by providing tools, processes and facilitation to promote:

  • Team ownership for the key goals that impact overall project success.
  • Regard for all parties welfare.
  • Effective communication, problem solving, issue resolution and clarifying expectations.
  • Simple methods for tracking progress.
  • Building relationships based upon trust and respect.
  • Completing a project on time, on budget while meeting safety, environmental and quality goals.

In the case of Design-Build projects the Partnering for Success process begins with roles, goals and expectations alignment among the members of the executive oversight group to promote teamwork at the top. Important questions to discuss are:

Q. What is our joint statement of intent?

  • Why we are partnering with one another.
  • What we expect to get from partnering on this project that we would not/could not get alone.

Q. What information is to be exchanged?

  • Technology, processes, key business goals; etc.
  • Relationship limitations [what is in…what is out]
  • Resources to be committed [people, $, time, assets, other]

Q. How similar are we in terms of culture, values and management practices?

Q. Are there important differences in our business philosophies and practices?

Q. What experience have we had in partnering with others? Lesson’s learned?

Once the job has been awarded the first activity for all projects is developing an operational core team that will be accountable for taking ownership of the partnering process. As construction begins the Partnering For Success process provides a ‘road map’ to enable owners, contractors, and other key stake holders to successfully build the job through teamwork, timely decision making, issue resolution and communication. Throughout the process Results Oriented Consulting acts as a neutral 3rd party, helping all the key stakeholders to make decisions with the best interests of the project in mind.

COMPONENTS OF THE PFS PROCESS

    I. The Development of A Core Team

    II. The Initial Partnering Session

    III. Monthly Core Team Meetings
